Edgartown is way too expensive now, except commercial

The town of Edgartown on Martha's Vineyard is now fantastically expensive. Anything decent near downtown is way way over $1M. It's interesting that there has not been the same kind of run up in prices for commercial properties. The downtown commerical condos and business use properties are a relative yard sale price compared to residential properties.
I wonder if I could just buy a couple of Edgartown dentist's offices and make a vacation condo? :)
