In my hometown of Beverly, MA there are 2 active oceanfront listings on Neptune Street. 42 Neptune is direct beachfront with a 1 acre lot for $3.8M. If you don't mind living across the street you can pick up a 3 acre estate for only $800K.

........so, (in this example) that beach front home will cost you an extra $3M, Brah!!!
