INCOME

  • Last four consecutive pay stubs from each borrower  

  • 2012 & 2013 W-2 statement from each borrower

  • Self Employed: 2012 & 2013 federal tax returns, all pages and schedules.

  • Retired?Most recent Social Security and Pension Award Letters.

  • 2 most recent months bank statements for each active account.  Make sure to include ALL of the pages from each statement, not just the first page.

  • Investment and Retirement Accounts: Most recent statement from savings, investment accounts, IRA, 401K and other retirement accounts. Please make sure to copy all pages of each statement, not just the first page.

FEES

  • Credit report fee of $15.26 per person is charged to your credit card by Kroll Factual Data.

  • Appraisal fee of $455.00 is charged to your credit card by the appraisal management company. The loan has to be fully registered for a borrower to be invited to order the appraisal.

  • Signed offer to purchase agreement

  • Signed full purchase & sale agreement

  • Copy of all down payment checks for the offer agrmnt or p&s agrmnt

  • Contact for the listing agent and the buyer's agent

  • Contact info for your buyer's attorney

  • Coverage Page of Homeowners Insurance and telephone number of insurance agent

  • Most Recent Mortgage Statement

  • Copy of Deed

  • Contact information for the property management company or the condo trustee who will complete the required condo questionnaire.

  • Sometimes the condo management company charges a fee to complete the lender's condo questionaire form.

  • Name address and telephone number of the condominium project's insurance agent
